Frequently Asked Questions

Everything you need to know about using Listiqa.

What is Listiqa?
Listiqa is a property negotiation platform that lets buyers and sellers connect directly. You can list properties, submit offers, negotiate terms, run auctions, and manage contracts — all without a traditional real estate agent.
Is Listiqa free to use?
Creating an account, listing properties, browsing, making offers, and negotiating are all free. Some premium features like owner outreach for off-market properties may incur a fee, which is always disclosed before you proceed.
Do I need a real estate agent?
No. Listiqa is designed to let buyers and sellers deal directly. However, we strongly recommend engaging a licensed conveyancer or solicitor for the formal contract and settlement process.
Are offers legally binding?
Offers and counter-offers on Listiqa are expressions of interest and records of agreed terms. They are not legally binding until a formal Contract of Sale is prepared and executed by both parties, typically with the assistance of legal professionals.
What is identity verification (accreditation)?
Before you can list a property or make an offer, you need to verify your identity. This involves uploading a photo ID and completing a short form. An admin reviews and approves your submission. This protects all users from fraudulent activity.
How do auctions work?
Sellers can start a public or private auction on their listing. They set a starting price, optional reserve, and start/end times. Buyers place bids, and if a bid is placed in the last 5 minutes, the timer extends to prevent sniping. The highest bidder wins if the reserve is met.
What are off-market offers?
You can submit an offer on any property in Australia — even if it's not listed on Listiqa. If the owner is on the platform, they'll be notified. If not, your offer is stored and matched when they join. You can also use our owner outreach service to contact them directly.
What is a watchlist?
You can save properties to your watchlist by clicking the heart icon on any listing. You'll be notified when a watched property goes to auction or has significant updates.
How do contracts work on Listiqa?
When an offer is accepted, a digital terms sheet is automatically generated with all agreed details, including state-specific legal notes. Both parties can sign digitally and download a PDF. This serves as a record of agreement — a formal Contract of Sale should still be prepared by a legal professional.
Is my data safe?
Yes. We use Supabase with row-level security, encrypted storage, and private document buckets. Identity documents are only accessible to you and authorised administrators. We comply with the Australian Privacy Act 1988. See our Privacy Policy for full details.
Can I message the seller?
Yes. You can start a direct conversation with the seller from any property listing page. Messages are private between you and the other party.
How do I report a listing?
If you see a listing that appears misleading, fraudulent, or inappropriate, click the 'Report listing' link at the bottom of the property detail page. Our admin team will review all reports.
